An enthusiastic buyer may offer close to asking price and talk confidently about timescales. A reliable buyer can demonstrate funds, move without selling another property first, and cope with the legal complexity that often comes with flats.

That’s why some sellers, especially those under time pressure, explore routes beyond the open market.
