To stay in Dubai, you can choose to rent an apartment or even a villa. When the rental contract ends, you can renew it with the legal consent of the property owner and live again. Tenancy renewal will allow you to stay with the same terms and conditions in the same place.

1. 90-day notice period

In Dubai, tenants and landlords usually get 90 day or three-month period to cancel the rental contract. If you continue to stay and the landlord doesn’t interrupt, the contract goes on for one year with the rental amount. You get the same rights mentioned in the tenancy agreement for one year. Therefore, you can live in the place without worrying about the tenancy contract.

  1. 12-month notice period

If you rent a place with a legal tenancy contract, the landlord has no right to evict you without proper notice during the contract period. However, if the landlords intend to sell or use the property, they must give a 12-month notice period. The notification must be sent officially from a registered mail or notary before the end of the contract.

  1. Register the tenancy contract

To secure your renting in Dubai, you must obtain an Ejari certificate by registering your tenancy contract. Although this will help you in disputes or other conflicts with the landlord, the Rental Dispute Settlement Centre helps the registered contract holders in such cases. After registration, the authority keeps the original lease contract, and both parties get acknowledgment receipts for the renewal.

  1. Rent payment

The rent price in Dubai remains the same for one year according to the terms and conditions of the tenancy contract. Tenants must pay the rent fully within the last 20 days of the agreement before the expiring day. And the monthly rent payments also should be on time according to the terms and conditions. Tenants can use bank cheques for payments. But they need to ensure that the cheques don’t get bounced; otherwise, they must pay the penalty.

  1. Rent increasing disputes
    If the landlord increases the renting price for renewal, it must be done sharply according to the RERA rental index. If any conflict or dispute occurs, either party may ask for help from the Rental Dispute Settlement Center. Such disputes get solved within a few weeks or earlier than that.
    6. Bills and other utilities

Tenants are responsible for paying the bills for electricity and water consumption. Property owners are responsible for everything outside the rented place. If the tenants cause a defect, they must pay the fixed price; otherwise, their security deposit may get reduced. While leaving, the tenants must provide the landlord with a copy of the final DEWA bill.

As a tenant, you should keep all essential documents, bills, and contract-related documents. You may need them anytime if any dispute arises between you and the landlord. In addition, you will need them to resolve conflicts in RERA or Dubai Rental Dispute Settlement Center.
